Came out due to customers had concern about the furnace. Customer said system fan will come on and run for an extremely long time while system was in heat mode. Upon jumping out heat to get furnace to kick on, found flame came on for a very quick second and then would cut off going into a soft lockout. Found flame sensor was extremely dirty and customer decided to get flame sensor cleaned. Completed work and collected payment.

The customer called us out today due to an issue with 2 shower valves. The customer has a tub shower valve in the hall bathroom that he would like to have replaced. In order to replace this valve we will have to cut a hole in the sheet rock located directly behind the valve. The customer would like for us to cover this hole with an access panel. The customer also has a shower valve in the master bathroom that he would like replaced. We do not have access to replace this valve from the back. Therefore we will have to cut the tile to replace the valve from the front. We will cover the hole in the tile with a smitty plate. The customer has requested brushed nickel fixtures. This estimate will be to replace both the tub shower and shower valves in the home. In order to replace the tub shower valve we will have to cut a section of sheet rock located directly behind the valve. We are not responsible for sheet rock repairs. Once we have gained access We will mount the new valve in the wall.

I arrived to the Pearl home for a system check on a 2005 comfort maker heat pump. I started with the outdoor unit. The coils are rather clean and the capacitor and wiring to the compressor have both been replaced recently. The system has a added hard start kit as well. The pressures and temperature difference are ok. The temperature difference is much better than the pressures. The system may be a little low on refrigerant at this time. I then inspected the indoor unit. There is some dust buildup on the blower and the blower capacitor is rated for 7.5 and it reading 4.4 which is very far outside of range. The heat kit is in good shape and the amp draw on it and the blower are within range. This system is older and is not running as efficiently as a newer system would. I recommend using lighter filters to help the system out.

Performed Tune-Up special on a gas furnace straight AC split system. I went into attic first where the 1998 Carrier 80% gas furnace is located. I checked gas pressure and it looked perfect at 3.52inWC. I checked gas furnace operations and it fired right up and burned great even after blower came on. I inspected stainless steel heat exchanger which looks great. I checked inducer motor and blower motor amp draws and both were within range. I checked blower motor capacitor and found it bad at 6.09Mfd out of 7.5Mfd. I recommend replacing and customer agreed so I replaced it. I checked cased evaporator coil which is a 2010 model, The coil is clean and unrestricted and rust free. I checked condensate drain line and emergency drain pan. Found emergency drain pan to have a rust spot that looks to have broken through so will no longer hold water. I recommend installing an SS2 safety switch on the evaporator drain pan which will shut the unit off if the evaporator pan fills up and won’t allow
